Who is Key & Kit for?
Short-term rental hosts with 1–10 properties: new hosts setting up their first listing, experienced hosts who want consistent systems, and co-hosts managing for owners.
What formats do I get?
Documents come as editable Word files (open in Google Docs or Pages) plus print-ready PDFs. Spreadsheets work in Excel and Google Sheets.
Do I need Canva?
No. Everything is editable in free tools (Google Docs/Sheets).
Are the spreadsheets accurate?
Every formula is tested with a full year of sample data before release, and the sample-data version ships with the file so you can see it working. They're organizational tools, not tax advice.
Can I use templates for multiple properties or for clients?
Yes. Every purchase and Solo membership includes a commercial license: all properties you own, plus up to 3 client properties you co-host or manage. Managing more for clients? The Team plan covers up to 10 client properties.
Are these real files or Canva links?
Real files. You download DOCX, XLSX and PDF files that open in Word, Excel, Google Docs, Google Sheets and Pages. No Canva account needed.
How do I know what's been updated?
Every file carries a version and date, and every monthly drop and fix is logged with its date on our What's New page.
Is this affiliated with Airbnb or Vrbo?
No. We're an independent business. Platform names are used only to describe compatibility.
Do you use AI?
We use AI tools to help draft and design, and every template is reviewed, edited and tested before release. We say so on every listing.
